Renovations &
Extensions

Second-storey additions, reconfigurations and full renovations

Overview

Second-storey additions, reconfigurations and full renovations

Renovating a home you're still living in is a different discipline to building on an empty block — the site is tighter, the sequencing matters more, and keeping disruption to a minimum is part of the job, not an afterthought.

From kitchen and bathroom remodels through to full second-storey additions, we plan the build sequence around your household, staging trades to limit the time any one part of the home is out of action.

Structural work — new openings, load-bearing changes, second-storey additions — is engineered and permitted before demolition starts, so there are no stalled sites waiting on approvals.

How It Works

How We
Work Together.

Every Formex Homes project — including this one — runs through the same five stages.

01

Consultation

We walk your site or block, talk through your brief, budget and timeline — a real conversation, not a questionnaire.

02

Design

Concept plans and material selections refined together until the design is locked.

03

Approvals

We manage council and permit approvals, and finalise your fixed-price contract.

04

Construction

Building begins with scheduled site visits and weekly progress updates.

05

Handover

Final walkthrough, quality sign-off, and keys handed over with full documentation.

Why Formex

What Makes This
Different.

01

Built around your household

Trade sequencing is staged so the parts of the home you still need stay livable for as long as possible.

02

Structural work permitted upfront

Engineering and permits for extensions are finalised before demolition, avoiding stalled sites mid-project.

03

Finish-matching to the existing home

New work is detailed to sit naturally alongside existing finishes rather than looking visibly bolted on.

Our second-storey extension was finished on schedule and the site was left clean every day. Communication was clear from day one.

FAQ

About This
Service.

In most cases, yes — we sequence trades to keep at least part of the home livable, though full second-storey additions may require short relocation during key structural stages.

We source materials and detailing to match existing cornices, flooring and cladding as closely as possible, flagging any point where an exact match isn't available.

Any structural surprise is documented with photos and priced as a variation before work proceeds — you approve it before we continue, never after.
