Is a Duplex Build a Good Investment?

Dual-occupancy builds can perform well as investments — but the numbers only work if a few key details are right from the start.

Duplex and dual-occupancy builds have become a popular way to get more out of a single block — whether that’s rental yield, resale flexibility, or housing two generations of the same family. Whether it actually stacks up as an investment depends on a handful of specifics that are easy to overlook.

Check the zoning and subdivision potential first

Not every block that looks big enough for a duplex is actually zoned for dual occupancy, and subdivision rules vary significantly between councils. This is the first thing to confirm — before you fall in love with a design — because it determines whether you can eventually title and sell the two dwellings separately.

Build cost per square metre isn’t the only number that matters

A cheaper build can still be a worse investment if it costs you in separate metering, awkward easements, or a layout that limits your buyer pool later. Price the full picture: construction, subdivision costs, separate services connections, and any council contributions.

Questions to work through with your builder

  • Is the block zoned for dual occupancy, and has this been confirmed with council?
  • Will the dwellings be separately titled, and what does that process cost?
  • Are services (power, water, gas) separately metered from the start?
  • What does the finish level need to be to suit your target tenant or buyer?
